The arrangement for all projects is that IIM is the finance partner responsible for the financing, financial management, financial structuring and investor relations. The operating partners for projects are proven experts in the field with a strong established track record of success.

1. Agriculture

The projects considered are high-value, low volume operations that are quickly cash generative and high margin. Investment time horizon is 5 years

a. Intensive Small Livestock Farming

Focussed on Sheep, Goats and Rabbits.

b. Controlled Environment Farming

Herbs, Spices, Exotic Mushrooms, Moringa, Neem, Wormwood, Marijuana.

2. Property

Impact Investment Management have operating partners in the property sector, Four main categories of projects are:

a. Sectional Title Apartment Hotels

This will be delivered through a Section 12J structure and focused on the salaried retail investor.

b. Student Accommodation

These projects will be delivered through a Section 12J structure and focussed on the salaried retail investor.

c. Affordable Housing

IIM is focussed on contributing to the so-called gap housing market with the aim of building home ownership in this area of the housing market.

d. Commercial Community Centres

A retail development that seeks to deliver additional community benefits including enterprise development, empowerment and community upliftment.

3. Energy

A high impact sector against a context of a distressed dominant industry player in ESKOM. Our operating partners have access to unique proprietary technologies. Our projects include:

a. Biomass Power

Focused on projects is where there is a strong supply of Biomass material and there are further downstream enhancements such as the production of activated carbon. The NERSA licence enables further power plants to be constructed where biomass supply is available. The project is a high margin, short payback operation and operates in an industry where the dominant player in ESKOM is in deep distress.

b. Solar Power

Now highly competitive with ESKOM power prices, Solar Power can be developed with a number of tax incentives available such as Section 12B and Section 12J.

c. Coal Discards

Our operating partners have the proprietary clean technologies to process coal discards so that it can be converted into electricity with a minimal pollution footprint. This also helps mines resolve their coal discard problem, which is an environmental rehabilitation obligation.

4. Education

a. Employment Tax Incentive

The ETI enables the operation of the training organisation, where we have partnered with On Target who have an extensive facility being developed at the Johannesburg Stadium and other locations in South Africa. This business has assured, contracted revenue where the investor capital is being deployed to tap that income. The investment channel is through our institutional funds and also the S12J funds.

b. Entrepreneurship and Enterprise Development

Connected with the ETI training is the development of the students to enable the monetisation of their training either for preparation of employment or business operation. The investment channel is also through the S12J or institutional funds. This investment can also benefit businesses looking for a solution for their regulatory obligations such as B-BBEE

5.  Telecommunications and ICT

We invest in appropiate technology companies who provide African Solutions to african problems.  We are partnering with small businesses that supply fibre optic solutions to businesses & residential estates.
